With over 2,800 data centers spread across the United States, the country leads the globe in hosting these critical facilities. The United Kingdom, by contrast, boasts fewer than 400 data centers, highlighting a significant disparity in infrastructure concentration.

As digitalization and AI have surged, so too has the demand for these facilities, resulting in a dramatic rise in their real estate value. A notable example is Vint Hill, Virginia, where land prices have skyrocketed tenfold due to its proximity to essential infrastructure.
Pat Lynch, executive managing director for the digital infrastructure division at CBRE, a leading commercial real estate brokerage, explained the shift in demand. “The demand for data centers was strong before, but it has intensified due to increased digitalization and the AI boom,” Lynch told CNBC.
This burgeoning interest has not gone unnoticed by private equity firms. Nadeem Meghji, global co-head of Blackstone Real Estate, identified data centers as the most promising asset class in a recent CNBC interview. “Data centers are among the most exciting investment opportunities we see across our global real estate portfolio,” Meghji remarked on CNBC’s “Squawk on the Street.”
The skyrocketing value of land for data centers is largely attributed to its strategic location relative to power grid access points. Rachel Wacker, executive director of the Greater Dallas County Development Alliance, emphasized this trend. “Land becomes significantly more valuable when it’s positioned on key power lines needed for data centers,” Wacker said. “Data center developers are highly motivated to secure such sites and are willing to make aggressive offers.”
The transformation of data centers into high-value real estate assets reflects broader shifts in the tech and real estate markets.
